DO MODULAR HOMES REQUIRE A BUILDING PERMIT OR NOTIFICATION ?

Modular buildings differ from traditional buildings only in the technology of construction. They are subject to the same provisions of the construction law and the technical conditions to which buildings and their location should conform, so all the formalities of construction, including a building permit, are necessary.

WHAT ARE THE COSTS OF BUILDINGS WITH MODULAR TECHNOLOGY ?

The cost is similar to traditional methods, but thanks to prefabrication the construction time is shortened, which can reduce the total price.

DOES DOMIR HAVE MODULE SALES ON OFFER ?

Yes, we have prepared an offer to sell self-assembly modules with instructions.

WHO WILL PREPARE THE PROJECT ?

The preparation of technical documentation is handled by our design team, but we are open to cooperation.

DOES DOMIR MAKE HOUSES TO A DEVELOPER STATE ?

Yes, we make houses to a developer state understood as follows: the choice of materials and the degree of finishing of the building is strictly agreed with the client.

    – heating and ventilation chimney
    – ceiling, partition walls
    – interior clay plaster
    – apartment doors
    – windows and sills (internal and external)
    – floor screed
    – installations: ventilation, water and sewage, heating and electricity (including sockets)
    – stairs with balustrades

WHAT IS NEEDED FOR SELF-ASSEMBLY OF A MODULAR HOUSE ?

Along with the purchase, you receive an assembly instruction in which the step-by-step process of assembling the modules into a dome house is presented. The main equipment for assembly is HDS lift or crane.    

INDIVIDUAL ARCHITECTURAL DESIGN

DOMIR prepares individual designs of prefabricated modular houses. At the first stage, a conceptual design is prepared.

In order to start work on the individual project, the Investor provides us with:

– a map on a scale of 1:500 or 1:1000 covering the investor’s plot, the road from which it will be serviced, and the nearest neighborhood (e.g., a basic map) – electronic version (e.g., a scan)

– photos of the plot and the surrounding area

– local land use plan, in the absence of a local plan – information on the development conditions issued for the surrounding buildings

– a completed questionnaire specifying the needs and visions of the Investor (information such as building area, layout and size of rooms, preferred heating and ventilation system, landscaping, garage, parking spaces, etc., and material solutions)

– Reference objects and inspirations in the form of links or photos of buildings, rooms, small architecture, gardens or other forms of land development

On this basis, we hold a meeting (a teleconference is also possible). The investor receives a dedicated architect for cooperation. Having a set of information, we prepare a concept of the building, including solutions in accordance with the above information. The concept includes: the functional layout of the building (projection in dimensions) – with the indication of individual rooms, their functions, square footage, etc., visualization of the building from the facade, drawing the building into the plot plan with the preservation of access roads, front, back, etc. At this stage, of course, comments on the concept are possible.

CONCEPTUAL ARCHITECTURAL DESIGN
